Owners' association lighting

Safe lighting for your building, lower costs.

For owners' associations (VvE) and their managers: lighting for entrance halls, stairwells, access galleries, storage areas and car parks. With sensors, robust luminaires and emergency lighting, so residents feel safe and service charges come down.

Safety

Well-lit walkways, entrances and parking spaces reduce unsafe spots and falls.

02

Low energy use and maintenance

LED with presence detection only switches on when needed and lasts for years.

03

Simple for the owners' association

A clear proposal with savings and payback period, suitable for the general meeting.

For owners' association managers

Well-founded for the general meeting.

An owners' association decides together. That is why we provide a proposal that is easy to explain: what changes, what it costs, what it saves and how long it takes to pay for itself.

We schedule the work so residents barely notice it, and remain the point of contact for service after handover.

By area

Where the returns are in a residential complex.

01

Stairwells

Lights here are often on day and night. A luminaire with a sensor and standby mode dims to a low level when nobody is there and goes to full brightness on movement.

02

Walkways and entrance halls

A dusk switch turns the lights on when it gets dark, and a sensor raises the level when someone walks past. Safe and economical.

03

Car park

Sensors per zone or per lane. The light follows the car or pedestrian and the rest of the car park stays dimmed.

04

Storage corridors

Motion detectors instead of a switch that gets left on. Robust luminaires that can take a knock.

05

Outdoor areas and paths

Even light on paths and entrances, with little light nuisance for residents and neighbours. Timer or dusk switch.

06

Emergency lighting

In accordance with NEN-EN 1838, preferably with an automatic self-test. That saves the property manager inspection work.

MJOP and decision-making

From long-term plan to delivery.

Reserve fund. In the Netherlands, since 1 January 2018 every owners' association (VvE) must set money aside each year for major maintenance, based on a long-term maintenance plan (MJOP) or at least 0.5 percent of the rebuild value. Replacing the lighting is a logical part of that plan.

Supporting evidence for the general meeting of owners (ALV). For each complex you receive an overview of current consumption, annual savings, the investment and the payback period. This allows the meeting to make a well-founded decision.

Safety. Good lighting in entrance halls, storage areas and around the entrance makes a complex safer and more pleasant. The Dutch Police Label Secure Housing (Politiekeurmerk Veilig Wonen) also sets lighting requirements.

Delivery. We schedule the replacement per stairwell or block, inform residents in advance and work during the day as much as possible. The property manager has one fixed point of contact.

FAQ

Frequently asked questions

Is your question not listed? Call or email us, we respond within one working day.

Ask your question
How much does an owners' association save with LED and sensors?
Often 60 to 80 per cent on communal area lighting, depending on the current situation. We calculate it per building.
Who decides on new lighting in an owners' association?
Usually the general meeting. We provide a clear proposal with savings and payback period that you can present.
Is emergency lighting included?
If needed, we include emergency lighting in the plan, in accordance with NEN-EN 1838 and with self-test.
Do you work with our managing agent?
Yes. We coordinate with the owners' association manager on scheduling, communication with residents and maintenance.
How does LED lighting fit into the MJOP?
Lighting has its own replacement cycle in the long-term maintenance plan (MJOP). By planning LED and sensors now, energy and maintenance costs fall in the years that follow. We supply the data the property manager or MJOP consultancy needs.
Are residents inconvenienced by the replacement?
Very little. We work per stairwell or block, usually during the day, and a luminaire is quickly replaced. Residents are notified in advance.
Do the lights in stairwells need to be on all night?
No. With a sensor with standby mode, the light stays on at a low level and goes to full brightness as soon as someone uses the stairs. That keeps it safe and cuts consumption.
